One of the leading tax advisory and audit service companies KPMG has appointed Cushman & Wakefield already for the second time to advise and find a solution for their Prague Headquarters office. KPMG was occupying as a single tenant Florenc Office Centre since 2003. The building already required complete refurbishment, therefore relocation scenario was strongly considered.
Cushman & Wakefield has evaluated all available properties for relocation, their location, quality of the buildings, space and cost efficiency. Due to the size of the client there were not many suitable options on the market, some of the potential projects struggled with permitting procedures, some of them did not meet other criteria like location. Therefore the renegotiation scenario become more and more relevant. After intensive negotiations with the current landlord the big challenge was accepted and the decision to stay and reconstruct the entire building during operation was taken.
Due to creation of a highly competitive environment Cushman & Wakefield was able to negotiate for the client the best rental conditions and incentive program in current building. The landlord, in order to keep the client in the building, contributed generously to the reconstruction budget and also compensated KPMG for the discomfort and limited operation during the reconstruction period. Cushman & Wakefield was able to secure for KPMG suitable temporary premises, where part of the business was relocated. The reconstruction has now started and will take approx. 8 months.
